7 Steps to Selling Your Home
1. Choose me as your real estate agent - I will work hard to get buyers into your home and get your home sold.
2. Setting the price for your home - By evaluating past home sales, incentives, and current market conditions we can determine the correct list price for your home. If the price is too low it will sell quickly but you will not receive the full market value of your home. If the list price is set too high many potential buyers may not look at your property as there are other homes in the area that will meet their needs.
3. Getting your property ready to be listed on the market - We want to showcase your home in the best possible light and this may include maximizing curb appeal by trimming landscaping, deep cleaning home's interior, organizing and removing clutter from home, etc. I will work with you to give suggestions to maximize your homes appeal.
4. Marketing - I will list your home on the multiple listing service (MLS), realtor.com, and other real estate websites. I will hold open houses and stay in contact with any potential buyers.
5. Receiving an offer - I will negotiate to get you the highest price for your home.
6. Open escrow - Once your offer has been accepted escrow is opened and now is the time when the appraisal is ordered, home disclosures are given to the buyer, homeowner's documents (if any) and the preliminary title report is reviewed, the physical inspection is completed by the buyer, the termite inspection is completed, repair requests (if any) are presented, and agreeed to repairs are completed.
7. Close escrow - Once all conditions of the contract have been met the buyer will sign loan documents and wire funds into escrow. Once the deed is recorded at the County recorders office you will turn your keys over to the buyer.
